Our Design + Build Process

At Curtis Ventures, we understand that building a custom home is an exciting and potentially daunting endeavor. That’s why we take a “white glove” approach to ensure that the process goes as smoothly as possible for our clients. From initial consultation through completion, our team works diligently with you every step of the way to make sure all of your desired features and specifications are met. 

Frequently Asked Questions

How do I start the process of building my custom home? Where do I start? What is your process? How long will this take?

These are questions we hear again and again.  To start, we consult in-person with the client(s) for approximately one hour.  Next steps include reviewing your plans or working to create designs and architectural drawings, civil engineering for site plans, and budgeting.  Once the client signs off on the finished plans, we submit to the municipality for permitting.  While we wait for the approval of permits, interior design decisions will be finalized, materials will be pre-ordered.  Within two weeks of receiving approved permits, we will perform a pre-construction meeting and confirm all selections.  Once construction begins, Curtis Ventures typically promises completion and Certificate of Occupancy within 180 days after the concrete foundation is poured.

Does Curtis Ventures Custom Homes offer Architectural Services? And at what point does the builder become involved in the design process?

Curtis Ventures works closely with Architects, Design Professionals, and Engineers within our network.  We believe in a “Design-Assist” process, collaborating directly with the Owner and the Architect during the design phase to reduce construction time and overall cost.  We’ve developed solid partnerships with respected Architects and Engineers in the Northern Virginia/Metro DC area.  As a result, based on your desired home style needs, we can confidently match your project with planning professionals. During this planning stage we will also reach out to our materials purveyors and trade professionals to create a home within your budget. This proactive approach pays off in time and value, with fewer unexpected “surprises” once construction begins.

Does Curtis Ventures Custom Homes offer model home plans?

Yes!  If you do not come to us with prepared design plans, let us share one of our models as a head start in creating a custom home for you to enjoy for years. In addition to sharing design details from previous builds within our portfolio, Curtis Ventures offers several Model Home plans.  We understand that some plans must be altered to accommodate lot shapes and to provide optimal views.  We can do that too.  Please refer to our “Home Models” page on our website.

What about land? Does Curtis Ventures Custom Homes offer lots for sale?

Curtis Ventures Custom Homes is always looking for feasible lots within our home building base.  We stay on top of what’s out there and what it costs.  We are ready to work with the client in searching for land and helping to review potential lots.  Prior to obtaining a certified survey plat, Curtis Ventures will gladly meet the client for a site visit and consultation for general feasibility.

Will Curtis Ventures Custom Homes assist me with a construction loan?

Yes!  Curtis Ventures Custom Homes has cultivated relationships with local banks and lenders.  We will work with you through all the steps needed to obtain a construction loan.

Does Curtis Ventures offer a warranty on new homes?

In addition to assisting with all manufacturers’ warranties, we provide a full punch list service after the first 30 days of occupancy and another punch list visit at 11 months of occupancy.  And, of course, we are always just a phone call away to take care of these touch ups.
